Usual Maintenance and Small Improvements of the Flat

A new decree of the Government No. 308/2015 Coll., on defining the terms usual maintenance and small improvements of the flat that are connected with the use of a flat, was published in the Collection of Laws. The decree of the Government came into effect on 1st January 2016.

The usual maintenance newly means most importantly maintaining and cleaning of a flat including furnishing of the flat that is usually performed in connection with the use of a flat (e.g. painting, reparation of plaster or wallpapering), maintaining of the furnishing of the flat in a functional state or regular inspection and cleaning of determined things (e.g. of extractor of steam).

The small improvements of the flat are reparations of the flat and its interior furnishing that creates a part of the flat and is owned by the landlord. The small improvements are defined both objectively and on the basis of the amount of the costs. According to the amount of the costs, a repair is considered as small improvement if one repair will not exceed 1,000 CZK.
